Exterior cleaning and roof care on the North Shore
From a spring house wash to clearing the gutters before the autumn rain, we look after the outside of homes across Auckland, with most of our work on the North Shore. Tell us what’s bothering you, green on the south wall, lichen on the roof, a slippery path, and we’ll match it to the right clean and give you a price.
Can you get the whole outside of a house cleaned in one visit?
Yes. Most outside jobs fit together, and doing them in the right order saves a second trip. A typical visit starts up top with the gutters and any roof treatment, then a house wash for the cladding, then windows, and finally the paths and driveway. Working from the top down means nothing that falls or drips spoils a surface that’s already clean.
You don’t have to book everything. Tell us the one job that’s bugging you and we’ll mention anything else we spot while we’re pricing it, so you can decide.
Which clean does your place actually need?
Start with what you can see from the ground. Green or grey film on weatherboards or plaster calls for a house wash. Yellow, grey or orange crusty patches on the roof are lichen and need a roof treatment, not a blast. Water spilling over the gutter in heavy rain means a gutter clean. A path that’s gone slick and dark is a job for water blasting.
- Mould, mildew or grime on the walls: soft washing, which cleans without stripping paint.
- Moss, lichen or black streaks on the roof: roof cleaning or a treatment that keeps working after we leave.
- Overflowing spouting: a gutter and downpipe clean, and gutter guards if trees keep refilling them.
- Slippery concrete, pavers or decking: water blasting for hard surfaces and a gentler deck wash for timber.
- A roof that’s chalky, faded or starting to rust at the laps: it may be time for roof painting.
Why do North Shore homes get grubby so quickly?
Three things work against a clean house here: damp, shade and salt. Auckland’s mild, humid winters suit mould, moss and lichen, the bush gullies and big trees around many Shore suburbs keep walls and roofs shaded and drop leaves into the spouting, and homes near the beaches and harbour pick up a salty film that dulls glass and paint. None of it is a sign of neglect. It’s just the climate doing what it does.
That’s why the same house can look fine on the sunny north side and green on the south. Our North Shore guide goes suburb by suburb.
How we approach a job
We pick the gentlest method that does the job. That means low pressure on paint, plaster and roofs, and real pressure only on concrete and other hard surfaces. Older roofs get a check before anything else, because high-pressure water must never be used on roofing or cladding that may contain asbestos. Wash water and cleaning solutions are kept out of the stormwater drains, as Auckland Council requires.
Our prices on each service page are guides built from figures Auckland operators publish. We confirm yours once we know the size, height and condition of the place, before any work starts.
When is the best time to book?
Spring is the busy season for house washing, because people want the place looking sharp for summer, and the drier weather helps. Autumn is gutter season, before the leaves drop and the rain sets in. Winter is a good time to treat moss and lichen between showers, and summer’s settled spells suit roof painting. Our tips cover each job in more detail.
Our services
-
House washing
A low-pressure soft wash for weatherboards, plaster and brick that clears mould, lichen and grime without stripping the paint.
-
Water blasting
Concrete driveways, paths, patios and pavers cleaned with a surface cleaner, with the run-off kept out of the stormwater drains.
-
Roof moss and lichen treatment
A low-pressure spray that kills moss, lichen and algae on the roof, then lets the weather clear it away. Older roofs get an asbestos check first.
-
Gutter cleaning
Every gutter run emptied by hand, downpipe outlets cleared and flow-checked, and the leaves and sludge bagged and taken away, not washed into the stormwater.
-
Roof painting
Repainting iron, pre-painted steel and concrete-tile roofs: washed, treated, rust spots primed, then two finish coats.
-
Soft washing
Low-pressure cleaning with a mould-killing solution, for painted walls, plaster and roofs that a water blaster would damage.
-
Gutter guard installation
Gutters cleaned and checked first, then a guard matched to your trees and roof is measured, fitted and flow-tested by the local crew.
-
Window cleaning
Outside glass, frames and sills on North Shore homes and townhouses, with salt spray and upstairs windows in mind.
-
Roof cleaning
Low-pressure soft washing for iron, concrete tile, clay tile and decramastic roofs, with an asbestos check on older roofs and the wash water kept out of the drains.
-
Deck washing
Pine, hardwood and composite decks cleaned with low pressure and a scrub, so the boards come up clean without furring or splintering.
Common questions
What’s the best way to clean the outside of a house in New Zealand?
For painted weatherboards, plaster and brick, a low-pressure soft wash is the safest choice: a cleaning solution kills mould and lichen, then a gentle rinse carries it away. High-pressure water blasting suits concrete and pavers but can strip paint, damage timber and drive water behind cladding, so it’s the wrong tool for most house walls.
Do you do the roof and the house on the same day?
Often, yes. If the roof needs a moss or lichen treatment we usually do that first, along with the gutters, so nothing runs down onto freshly washed walls. Some roof treatments are left to work with the weather over the following weeks, so we’ll tell you what to expect for your roof when we quote.
Do I need to be home while you clean?
Not usually. We need access to an outside tap and the areas being cleaned, and windows and doors closed. If there are pets, a gate code or plants you’re worried about, let us know when you book and we’ll plan around them.
Which areas do you cover?
We’re based on the North Shore and work right across Auckland. Most of our jobs are on the Shore, from Devonport and Takapuna through the East Coast Bays, Glenfield, Birkenhead and Albany to the Hibiscus Coast, but we also quote in West, East and South Auckland and out to Pukekohe. Tell us your suburb and we’ll take it from there.
