Exterior cleaning in Takapuna

Takapuna packs a lot into a small area: a busy beach, the North Shore’s main commercial centre, and Lake Pupuke, an old volcanic crater only a couple of hundred metres inland. The housing is just as mixed, from early villas near the lake to post-war family homes, townhouses and apartments, and each brings its own cleaning job.

How does living near Takapuna Beach affect your house?

It means salt, and lots of it near the front. Takapuna sits at the southern end of the East Coast Bays, and homes within about 500 m of the beach fall in the band that New Zealand’s timber framing standard, NZS 3604, treats as its highest coastal exposure zone. Onshore winds carry salt onto glass, joinery and the undersides of balconies, where rain doesn’t rinse it away.

On the apartments and townhouses near the beach, that shows up first on the glass and the aluminium frames. Why do older Takapuna roofs need an asbestos check?

Because so many of them date from the right era. Takapuna’s first subdivisions date back to 1863, but the real growth spurt followed the bridge at the end of the 1950s, when it grew into a city in its own right. Asbestos can be expected in many pre-2000 buildings, and a recent WorkSafe alert describes a 1970s house whose decramastic roof tiles turned out to contain asbestos after being water blasted.

Water blasting asbestos-containing roofing or cladding is prohibited, so any Takapuna roof from before 2000 is treated as a possible risk until it’s known to be clear. In practice that means a low-pressure roof clean or a spray-applied treatment, never a high-pressure jet. If you have test results for your roof, mention them when you ask for a quote.

What gets dirty around Lake Pupuke?

Mostly the shaded side of things. The streets around the lake have mature trees and gardens, which keep south walls and roof slopes damp for longer through winter. That’s where green algae and lichen tend to start, a general pattern on any well-treed Auckland street rather than something peculiar to the lake, and it’s also where gutters fill fastest with leaves and seed.

A yearly house wash keeps the shaded walls clean, and a gutter check in late autumn stops leaves turning into sludge over winter. Paths and driveways under trees go slippery too; a water blast clears hard surfaces properly.
