Exterior cleaning in Albany

Albany is the newest big part of the North Shore. The strawberry gardens and dairy farms that were here until the 1980s became lifestyle blocks, then subdivisions and terraced housing through the 1990s and 2000s, and it’s still growing. Newer homes don’t mean no cleaning. They just need different things from an old villa.

How are plaster and sheet-clad homes washed?

With low pressure and the right cleaning solution. Many Albany homes have plaster, textured coatings or painted sheet cladding, and a high-pressure jet can mark the coating, open hairline cracks or force water in at joints and window edges. A soft wash cleans the same surfaces safely: the solution kills mould and algae, and a gentle rinse carries the grime away.

Newer claddings often come with a manufacturer’s maintenance schedule, and some warranties ask for the walls to be washed at set intervals. If you have the paperwork for your house, check it, because a regular house wash may be part of keeping the warranty valid.

Do homes near Lucas Creek get salt too?

Some do. Albany sits at the head of Lucas Creek, a tidal arm of the upper Waitematā Harbour, and NZS 3604 puts land within 100 m of tidal estuaries and sheltered inlets into the same high exposure zone as the open coast. Homes right beside the creek can collect a salt film on joinery and metal surfaces even though they’re a long way from a beach.

What do newer Albany roofs and gutters need?

Less than an old roof, but not nothing. Pre-painted steel roofs on newer homes stay good longest when rain can rinse them, so the sheltered areas under solar panels, around flues and beneath overhangs are worth cleaning by hand from time to time. Terraces and larger homes often have long runs of spouting with several downpipes that block one at a time.

A gutter clean once a year suits most Albany homes, or twice for those near the Fernhill Escarpment reserve and other tree cover. Because most homes here were built from the 1990s, many roofs are newer than the pre-2000 asbestos window, but some are older, so it’s still worth knowing your roof’s age before anyone suggests a water blast.
